Hardscaping in Williams Bay, WI

Hardscaping in Williams Bay, WI.

Terraces, walls and outdoor rooms in Williams Bay - a north-shore village of falling ground and mature tree cover, where access and retaining decide most projects before materials do.

Williams Bay runs downhill. That is the single most useful thing to know about building anything permanent here: the ground falls toward the water across most of the village, and a level terrace on falling ground is a retaining problem wearing a paving surface. Next door in Fontana the question is more often what to do with an old terrace; here it is how to hold up a new one. A few miles west at Delavan Lake the ground flattens and much of the retaining drops out of the job.

What that means in practice is that the wall usually costs more than the patio, and the drainage behind the wall costs more than the wall looks like it should. A terrace cut into a slope has to hold the ground above it, drain what collects behind it, and shed what lands on it - three separate jobs that are invisible once the last stone is down.

The tree cover is the second factor. Established lots here carry mature oaks that are usually the reason the property is worth what it is, and working around them constrains where machinery goes, where spoil can be stacked, and how close an excavation can reasonably come to a root plate. It is generally the right trade, but it wants planning rather than improvisation.

On parcels that reach the water, the shore yard removes the lowest ground from consideration entirely - the ordinance measures the shore yard as 75 feet back from the ordinary high water mark and excludes retaining walls and patios from it alike. On a lot that already falls that way, the buildable terrace tends to sit higher up than owners first imagine.
